The award-winning Pezula Private Estate is recognised internationally as one of the most successful luxury developments in the world and has on several occasions been voted ‘Best Luxury Development in the World’ at the CNBC International Property Awards in London.
Located in the picturesque town of Knysna on South Africa’s scenic Garden Route, just 40 minutes’ flight from Cape Town, Pezula consists of 612 hectares of pristine land, with sweeping lagoon, ocean and mountain views. It is close to the Pezula Championship Course and Pezula Resort Hotel & Spa, with its award-winning spa and gourmet restaurant.
The estate is one of the lowest density residential developments in South Africa. Stands are large, starting at 3,400m2. These generous sized properties give owners a sense of space and privacy that is truly rare in today’s world. Another primary feature is its unparalleled commitment to safety and security, just one more reason Pezula is South Africa’s most exclusive gated community. Only 15 percent of the estate is being developed with the remaining eighty-five percent preserved as pristine indigenous forest and coastal fynbos.
LIFESTYLE
An investment in Pezula Private Estate, is an investment in an extraordinary lifestyle. Homeowners enjoy a unique and unrivalled lifestyle of privacy and tranquility in the most beautiful natural surroundings. With its extraordinary location amidst indigenous forests, sweeping fynbos landscapes, near secluded beaches and a pristine river, the estate offers a wide range of outdoor activities, from hiking, mountain biking and nature trails, to canoeing, horse riding, archery, tennis and the golf practice range at the extraordinary Field of Dreams sports complex.
Pezula is for people with an appreciation of natural beauty. Here you can wake up to bushbuck grazing nearby. Take a midnight moonlit stroll if you wish, secure in the knowledge that you are absolutely safe. Go birding in your own garden or take your children to visit the Barnyard with its animal touch farm. Play tennis or golf. Or enjoy a truly African experience at the Boma, around a roaring fire.
ENVIRONMENT
Indigenous forests of yellowwood and age-old ironwood interspersed with wetlands and coastal fynbos vegetation make Pezula a natural paradise, and every aspect of the development reflects the developers’ sensitivity and commitment to preserving this unique and beautiful property. Pezula Private Estate is registered with CapeNature as part of The Knysna Coastal Conservancy.
Comprising some 880 hectares of land, the conservancy incorporates all the different property usages on Pezula as well as the adjacent Sparrebosch Home Owners Association. Initiated by Pezula Private Estate’s environmental manager, the conservancy’s main aims are the conservation of natural resources, the extension of a conservation area network, and the creation of increased public awareness regarding wise management of the natural environment.
WILDLIFE
The natural fynbos and forest vegetation creates an ideal environment for local wildlife. Over 130 different bird species have been positively indentified. Homeowners also enjoy regular sightings of small mammal species, such as Cape Clawless Otters, Large and Small Grey Mongoose and Bushbuck.
ARCHITECTURAL GUIDELINES
Architectural Design Guidelines are in place to enhance Pezula’s vision of blending into the natural environment. Owners are encouraged to use natural materials from ‘green’ sources and environmentally sensitive building practices. While owners can choose their own architect and builder, they must submit detailed plans to the Pezula Design Team for approval prior to any work being undertaken, to ensure all buildings conform to the stringent environmental and design standards set out in the development’s Environmental Management Plan.
HOUSE RULES
Pezula Private Estate has been developed to provide a gracious, comfortable and secure lifestyle for its residents. House Rules have been adopted in accordance with the Pezula Private Estate Constitution in order to ensure, promote and perpetuate this lifestyle.
SECURITY
Security and the privacy of homeowners and guests are a priority at Pezula. The Private Estate is secured by electrified perimeter fencing except on the natural impenetrable boundaries created by the sea and the Noetzie River. Entrances to the estate are monitored by guards 24-hours a day, 365 days a year, and strictly controlled by a boom gate. Discreet state-of-the-art electronic security systems are in place and horse-mounted guards assist the regular vehicle and foot patrols around the estate.
